Roofing in Omaha and Council Bluffs
Roof repair and full replacement on houses and commercial buildings. We tear the old roof off, replace any decking that has gone soft, and flash the chimneys, valleys and vents properly so the new roof stays dry.
A roof gives you plenty of warning before it fails, and most of that warning is easy to miss from the ground. Shingles curl at the corners, granules collect in the gutters, and the flashing around a chimney or a vent pipe lifts just enough to let water track down the decking. By the time a stain shows up on a bedroom ceiling the water has usually been getting in for a season or more. We come out, get on the roof, and tell you what is actually there, whether that is a repair that buys you another eight years or a tear off that is already overdue.
On a full replacement we strip the old material down to the deck rather than laying new shingles over the old. That is the only way to see soft or rotted sheathing, and we replace what needs replacing before anything else goes down. Then comes ice and water membrane in the valleys and along the eaves, synthetic underlayment over the field, new flashing at every chimney, wall and penetration, and proper ridge and intake ventilation so the attic is not cooking the underside of a brand new roof. We run a magnet over the drive and the lawn at the end of every day, because a yard full of roofing nails is not a finished job.
What you get for the number on the estimate.

- Ridge and intake ventilation sized for the attic below it
- Magnet sweep of the drive, walks and lawn before we leave

Free inspection
We get on the roof, photograph what we find and walk you through it, including the parts you cannot see from the ground.
A written estimate
You get the scope and the price in writing, with no hidden fees and nothing that turns up on the invoice later.
Tear off and dry in
The old roof comes off, the decking is checked and repaired, then membrane and underlayment go down the same day.
Finish and clean up
Shingles, flashing and ventilation go on, then we sweep the property with a magnet and haul the old material away.

Roofing questions we get asked.
Age and the condition of the decking usually settle it. A roof in its first fifteen years with damage in one area is often worth repairing. Once shingles are curling or shedding granules across the whole roof, patching one slope only moves the problem. We will tell you which one you are looking at once we have been up there.
Yes. Omaha sits in a hail corridor and a good share of our roofing work starts with a storm. We photograph the damage and meet the adjuster at the property so everyone is looking at the same roof.
Most houses are a one or two day job once we start, depending on the size, the pitch and how much decking has to be replaced. We give you a realistic window when we quote it rather than an optimistic one.
