Windows fail slowly enough that people get used to them. The room is cold near the glass in January, there is condensation between the panes that never clears, the sash sticks or will not stay up, and the frame has gone soft where the sill meets the trim. None of it stops the house working, so it gets put off, and meanwhile the furnace runs against a wall of failed seals. Around Omaha the humidity coming off the river valley is hard on window units, and on the east side of the city we see them go years earlier than the same units further west.
We replace windows on houses and commercial buildings. The measuring matters more than anything else, so we do it carefully and we do it before ordering rather than hoping the openings are standard. The old units come out, the opening is checked for rot and squared up where it needs it, and the new window is set level, shimmed, insulated around the perimeter and sealed against the weather. Then the interior and exterior trim goes back on properly, so the finished job looks like it belongs to the house rather than something dropped into a hole in the wall.

Yes. There is no minimum. Plenty of our window jobs are a single unit that has failed or been broken.
A straightforward replacement runs under an hour per opening once we are set up. A whole house is usually a day or two.
Fogging between the panes means the seal on the insulated glass unit has gone. Sometimes the glass unit alone can be replaced, and sometimes the frame is far enough gone that it is not worth doing. We will look and give you a straight answer.
